The 100% affordable housing project is sited on the junction of Trenchard Drive with Crystal Glen in the Llanishen ward and is being delivered through our construction partner J.G. Hale construction limited.

Twenty new council homes are being delivered on site a mix of 2, 3 and 4 beds, in order to make best use of the site, our dwelling designs have been carefully considered from the outset with care given to the local character of the area.

All our affordable dwellings across the scheme are designed to meet the requirements of the Cardiff Design Standard, Lifetime Homes and Welsh Government’s Development Quality Requirements.  The scheme will also benefit from achieving a Gold standard in Secured by Design.

Each property has been designed with a fabric first approach to ensure its energy performance exceeds current Building Regulations and all properties will achieve EPC A.

One of the main aims of the Council is to deliver energy efficient homes that will assist in tackling fuel poverty within the city. The new development at Iorwerth Jones Centre should be conformity with the Council’s Design Standard for The Cardiff Housing Partnership Programme.

  • All heating and hot water in the houses will be via an Air Source Heat Pump (ASHP) which will help lower fuel bills and reduce carbon emissions.
  • Sustainable Design System (SuDS) features are an integral part of the design to provide efficient use of land.
  • The new development should reflect the Council’s Fabric First approach achieving a minimum 17% uplift on Building Regulations.

Current status

Highway works are due to commence imminently, we now anticipate completion of all 20 properties in May.
